New, Affordable Housing Coming to Arlington

Arlington Ballston Station

Soon, Arlington residents will have more housing options – and in a prime location. Nonprofit real estate developer Arlington Partnership for Affordable Housing (APAH) recently broke ground on a new 144-unit affordable housing complex located at the Central United Methodist Church site — right across the street from Ballston Station Metro, and steps away from Marymount University.

The development, named Ballston Station, will replace the current church building with an eight-story building comprised of one-, two- and three-bedroom apartments with rents at or below 60% of the area median income. The building will also house the church’s new sanctuary, daycare facility and commercial kitchen for the church’s food distribution ministry.

Every unit at Ballston Station Apartments will be accessible under Fair Housing. Of the 144 units, eight will be fully accessible and Section 504-compliant, and four will be accessible for the sensory impaired. The complex will also offer underground parking, community rooms, a business center, onsite laundry, a landscaped courtyard and terrace, and onsite property management.

Virginia Housing is providing $21.5 million in financing, which includes an $8.75 million Amazon REACH Virginia Grant through Arlington County. APAH will also receive $27.6 million in 4% federal Housing Credits.
